The Modera at Jack London Square is the first of three Mill Creek Residential Trust and Harding Steel partnerships featuring the semi-automated puzzle parking system we call the CARMATRIX. The project is the first of many new developments in the Jack London Square neighborhood. Parking in this part of Oakland is very limited and the developer wanted to be able to provide at least a 1:1 ratio of living units and available car parking spaces. Automated Parking was the only solution available.
The only way to accomplish this was to fully customize the CARMATRIX automated puzzle parking system by creating a 4 level automated parking system with one level below in a pit. The automated puzzle system allows independent access to all vehicles through the use of intelligent PLC control systems and remote controls. The design intent allows for SUVs on all levels of the system – allowing property management to easily assign users to parking stalls.
This was the first system of its kind developed in-house to feature this unique 4 level configuration. One level of parking is below the system in a pit, there is a level of parking at the surface level, and two more additional levels above. The unique design is incredibly dense and allows the retrieval of vehicles within one to two minutes on average.
Working with the architect, Harding was able to turn 37 surface stalls into 134 total parking stalls. Also a first for Harding, we fully integrated EV charging stations into the parking platforms. These charging stations were provided by SemaConnect.
